Državne nekretnine d.o.o. sell 26 properties in eight Croatian cities
On Saturday, September 6, 2025, Državne nekretnine d.o.o. announced the third public tender K-3/25 this year for the sale of properties – a total of 26 properties in Zagreb, Bjelovar, Karlovac, Kumrovec, Lepoglava, Osijek, Rijeka and Varaždin. There are business spaces, garages and apartments ranging from unfinished (roh-bau) to derelict constructions. Offers can be submitted until October 6, 2025 by 12 a.m.
In Zagreb there are 13 properties on sale; seven apartments and six business spaces. The locations include Draškovićeva, Varšavska, Frankopanska, Crnatkova, Ilica and Maksimirska ulica, Prilaz Gjure Deželića, Nova Ves and Selska cesta. It is worth highlighting a business space in Jurkovićeva ulica occupying nearly 43 m2 in roh-bau state, a courtyard space in Draškovićeva ulica occupying 70 m2 and two loft apartments in Crnatkova ulica occupying 13.80 m2 and 19.06 m2 respectively. It is interesting to note the position of a business space at Varšavska ulica 13, located in the loft of a street-facing building and occupying 74.16 m2.The properties can be used for commercial purposes and business development or for personal use.
In Karlovac there are three business spaces on sale in Banija, ranging from 47 m2 to 73 m2 in size. In Kumrovec there are four apartments on sale occupying 14.02 m2 each in Ulica Antuna Mihanovića. For those who want to purchase a business space, there is one in Lepoglava occupying 29.61 m2 at a starting price of 20,000.00 euro. The largest business space on sale is in Rijeka, at Ružićeva 24 and occupying 197 m2 with a starting price of 166,000.00 euro. In Osijek there is a business space of 45.05 m2 for a starting price of 20,600.00 euro, while in Varaždin you can purchase a garage whose starting price for 16 m2 is 9,520.00 euro. The starting prices are estimated according to market values determined by certified court experts.
All interested parties can submit multiple offers, whereby each property requires a separate offer in a separate envelope. The most favourable bidder is the one who offers the highest price. The offers are submitted to the address: Državne nekretnine d.o.o., Frana Vrbanića 50, 10000 Zagreb until October 6, 2025 by 12 a.m. The offers will be opened publicly on the same day at 1:30 p.m. at the same address.

Let us recall, the properties in question are not opportune for the state and do not meet the conditions to enter the state affordable rental programme and Statileo. They range from satisfactory to poor and derelict state, but are located at attractive locations, include existing infrastructure and have investment potential.
