Eighth tender by Državne nekretnine for leasing business premises in eight cities

The Državne nekretnine company has announced the eighth tender for leasing 29 business premises in Zagreb, Split, Rijeka, Osijek, Karlovac, Opatija, Vukovar and Stivan on Cres. The tender is open until October 24, 2025 by 12 a.m., and viewing will be held from October 13 to 17, 2025, according to the schedule listed in the public call.

In Zagreb, 16 business units from zero to the third city zone are available for lease. Three business units are located along Ilica - Ilica 5, Ilica 35 and Ilica 73. The first one covers around 20 m² and is located in Oktogon, the unit at Ilica 35 is on the first floor and backyard-facing, ideal for more peaceful business activities, and at Ilica 73, near British Square, there is a street place covering 88 m² and including a gallery. Another space with a gallery is available for lease in Gundulićeva 18, while business premises for lease in Prolaz sestara Baković and Ozaljska 49 include both a street place and a basement section. We can highlight a space in the busy part of Savska cesta, where an 85 m² unit within a series of places in a residential-business building is available for lease for a starting monthly rent of 478.80 euro. Additionally, a 90 m² space at Križanićeva 15 near the Meštrović Pavilion is available for a starting rent of 984.38 euro.

In the centre of Split, a space at Obala hrvatskog preporoda 10, covering 104 m² on the third floor, is available for lease. Most rooms offer views of the sea and the Split waterfront, with a starting monthly rent of 5,237.00 euro.

The largest space, comprising approximately 300 m² is offered in Rijeka’s first zone near the bus station Žabica at Trpimirova 3B and 5, with a starting rent of 5,144.38 euro. Rijeka also offers spaces in the second and third zones, at Krešimirova 6A, Milana Smokvine Tvrdog 4A and Tizianova 36A. In the Kvarner area, two more business spaces are available for lease in Opatija at Vrutki 6 and in Stivan on Cres.

In Osijek, a business space of around 40 m² is available for lease at Županijska 25 with a starting monthly price of 301.50 euro. Slightly further away from the centre and suitable for work in a peaceful environment of the Industrial District in Osijek, there is a space at Vijenac Kraljeve Sutjeske 2, encompassing around 80 m² and with a starting monthly rent of 316.04 euro.

Two smaller units of 29 m² and 12 m² are available for lease in Karlovac at Trg bana Petra Zrinskog 11 and Ivana Banjavčića 7, with starting monthly rents 138.56 euro and 35.97 euro respectively. In Vukovar, the starting monthly rent for 129 m² of a business space available for lease at Nazorova 1 is 685.25 euro.

The business spaces and garages are offered for lease in their current conditions for a ten-year period, and the lessees are exempt from paying the rent for the first month after the conclusion of the lease contract. The tender is open for legal and natural persons with a registered sole proprietorship or performing an independent professional activity, while garages are also available to natural persons.
