Ninth tender for leasing 25 state-owned business premises in nine cities now open

Državne nekretnine have published the ninth tender for a ten-year lease of state-owned business premises in nine cities – offers can be submitted by November 21, 2025, at 12 a.m.

The tender includes 25 business premises and, in Zagreb, seven garages at two locations. Business premises are also available in Varaždin, Karlovac, Osijek, Rijeka, Bjelovar, Novi Vinodolski, Petrinja and Supetar on Brač, and viewing is organised from November 10 to 14, 2025, according to the public call schedule.

Based on the value of the location and its historical background, the city of Varaždin stands out with premises on the Varaždin promenade, at the corner of Trg kralja Tomislava and Pavlinska ulica. The starting monthly rent for 179 square metres is 1,145.60 euro. The space in question is the 17th century Drašković Palace, also known as the Ban’s Palace, which was once the seat of the Council of the Kingdom of Croatia, Slavonia and Dalmatia, the first Croatian provincial government headed by a ban. Right around the corner, in Ulica Ivana Kukuljevića Sakcinskog 3 in Varaždin, there are two business premises available for lease which comprise a unit of 119 square metres and with a starting rental price of 611.94 euro. At Ivana Kukuljevića 19, a smaller space of 30 square metres with a starting rental price of 78.72 euro is available, which is, except for the garages, the lowest rental price in this tender.

In Zagreb there are seven garages available for lease at two locations in Ravnice, at Radauševa and Šeferova ulica, and six business premises. At Vlaška 99A there is a space of 68 square metres with a starting rental price of 595.40 euro. The local space at Poljana Zvonimira Dražića 3 in Knežija occupies 40 square metres and is available for a starting rental price of 336 euro. Zagreb also includes premises of approximately 30 square metres at Draškovićeva 62, Ilica 138 and Frane Bulića 9, and the smallest space in this tender at Prolaz sestara Baković 1 with a starting rental price of 215.78 euro.

The premises available in Osijek will be a great fit for entrepreneurs looking for a small space and peaceful environment. In the city centre, at Ribarska 3, 14 square metres are available on the first floor with a starting rental price of 81.82 euro, while there are approximately 15 square metres with a starting rental price of 108.89 euro at Gundulićeva 66. The street in Bjelovar that bears the same name houses a business space available for lease with a starting rental price of 232.62 euro.

In Karlovac there are two business premises available for lease, comprising 46 and 116 square metres, at Trg Petra Zrinskog 3 and 4, while the business premises available for lease in Rijeka comprise three business spaces consolidated into one unit encompassing 92 square metres with a starting rental price of 1,481.76 euro.

The business premises and garages are available for lease in their current condition for a period of 10 years, and the lessees are exempt from paying rent for the first month. The tender is open for legal and natural persons who own a sole proprietorship or perform an
