Thirty state properties available for sale in Zagreb, Rijeka, Varaždin, Duga Resa and Lepoglava

Državne nekretnine d.o.o. has published the fourth tender this year for selling property (K-4/25), which places 30 properties owned by the Republic of Croatia on the market. These include apartments, business spaces and garages on sale in their current conditions and located in Zagreb, Rijeka, Varaždin, Duga Resa and Lepoglava.

Offers are submitted by December 1, 2025, at 12 a.m., while public offer opening will be held on the same day in Državne nekretnine at 1:30 p.m., Frana Vrbanića 50, Zagreb.

The largest number of properties on sale is in Zagreb, 20 of them, which include apartments and business spaces in Ilica, Draškovićeva, Gundulićeva, Dalmatinska, Brozova, Maksimirska, Kačićeva, Selska, Štoosova, Žajina and Padovčeva. The starting prices, evaluated according to market values by court experts, range from 8,320 euro for the smallest basement apartment at Padovčeva 5 to 107,000 euro for the business space of 70 m² at Draškovićeva 82.

At Gundulićeva 23B two loft apartments of 21 m² and 26 m² are sold for starting prices of 39,100 euro and 51,700 euro respectively, while business spaces of 42-47 m² with starting prices around 93,000 euro are available for sale at Ilica 35 and 37. An apartment of 20 m² and a business space of 18 m² are on sale at Selska cesta 39, and a smaller apartment of 12.5 m² is on sale at Kačićeva 10 for a starting price of 28,600 euro. There are also two garages available in Zagreb, at Natka Nodila 3 and 5, with starting prices of 14,900 euro and 16,200 euro respectively. Most of the spaces in Zagreb are located in older buildings with existing infrastructure, but they require adaptation. The properties can be used for commercial activities and business development or for personal use.

In Duga Resa there are five smaller apartments available for sale at Josefa Jerusalema 1 ranging from 8 m² to 44 m² and for a starting price ranging from 8,080.00 euro to 40,900.00 euro. The apartments are located in a multiapartment building and, despite the necessary renovation, have the potential for future use.

The largest property included in this tender is on sale in Rijeka - a business space of 197 m² at Ružićeva ulica 24, for a starting price of 166,000.00 euro. The space is located on the ground floor of a street-facing building, and it has the potential for different business activities. In Varaždin, at Kukuljevićeva ulica 21, three business spaces are available, ranging from 37 m² to 242 m², and with starting prices ranging from 9,240 euro to 67,400 euro.

In Lepoglava there is a business space of approximately 29 m² available for sale for 20,000.00 euro at Hrvatskih Pavlina 3.

The interested buyers can submit one or more offers, whereby a separate offer is submitted for each property in a separate envelope. The property can be viewed from November 10 to 14, 2025, according to the schedule published in the public call on the website www.hr-nekretnine.hr, where all the tender details are also available.

As in previous public tenders, the properties in question do not meet the requirements for implementing the state programme of affordable housing and Statileo. By selling such spaces, Državne nekretnine d.o.o. continues to actively manage assets of the Republic of Croatia and to put on the market real estate ranging from satisfactory to poor and decrepit condition, located in attractive areas and having investment potential.
