Property valuation
In the Republic of Croatia, property valuation is regulated by the Property Valuation Act adopted on 3 July 2015. Valuation is performed by certified persons who are permanent court expert witnesses and permanent court valuers.
The act deals only with the property market value that is assessed by using three methods and seven procedures, and the method of collecting data is also prescribed that valuers obtain by applying the prescribed methodology, and thereupon evaluate and make further use thereof.
Through the Property market information system eNekretnine (eProperties), certified valuers and agents in property transactions are enabled easy access to data that is the basis for their high-quality professional work. This data base is important to provide property market transparency, and it contains data on the number of transactions for individual areas, the types of property and data on the property that was subject of the transaction – an apartment, house, business premises, agricultural land, building land, forest land, the achieved prices etc.
